This month we showcase a unique development that we were delighted to play an active role in securing the instruction of alongside our members Webbers and Maitlands.
Bovisand Harbour is the brainchild of Greg Dyke, former Director General of the BBC and will see the redevelopment of Fort Bovisand into luxury apartments and townhouses along with some exciting ventures including restaurant, watersports centre and work from home units with stunning views across the Plymouth Sound.
So how did this instruction come about? In simple terms one of our member firms in the South West, Webbers were asked to tender for the instruction and asked for our assistance to bring together a project team to bolster the team required to secure such a prestigious development and meet the objectives of the brief.
Given the location of the site, we quickly brought onboard our local agent Maitlands with the local knowledge to support the regional expertise that Webbers would bring combined with the national network that the Land & New Homes Network could deliver.
With such a complex project, attentions quickly turned to the strategies needed for unlocking the hidden value in such a unique project with consideration and research for the demographic including what a buyer would want from a second home or investment which resulted in us recommending a concierge service for residents. Our advice was extensive in considering where the buyers would be coming from and the provisions needed to make this a first class destination.
As part of our pitch process, we produced an indicative lifestyle video for the scheme along with other marketing initiatives that would enable potential buyers to immerse themselves in the location well ahead of a visit to the site. You can see some of these initiatives in the links below.

A key objective for the clients was having a pre launch event whilst the weather was on our side and as a result, we held a VIP pre launch event on 1st October at Royal Western Yacht Club with private viewings via a chartered motor yacht enabling potential buyers to truly appreciate the development and the stunning views across a busy coastline.
With a project value in excess of £65million, we took a commercial decision to invest a lot of time and energy into our pitch proposals as we were up against strong competition, however the overriding feedback was that we’d pushed the boundaries and took bold moves to get attention and this energy was very much going to be needed to get the project off the ground.
During September, the Land & New Homes Network assisted its members in producing pitch documents for 43 forthcoming new homes developments.
