So, the schools have almost all broken up for six weeks.

And many of us will be paying over the odds for holidays abroad thanks to the travel companies during this time.

Add to that traffic delayed trips to amusement parks, the seaside, the shops etc and for some people the summer holidays are not all they’re cracked up to be.

But there are plenty of reasons to be optimistic and excited about this time of year, especially if you want to grow your agency and win new instructions.

While a lot of agents see late July and August as a traditional quiet period, some even describing it is a waste of time – our members know that when the sun is out it’s a great time to go after new instructions while their rivals nap on beach loungers.

Housebuilders and developers are already focused on the sales they need for their year-end numbers.

For them the clock is ticking and they’re super keen to get deals done.

And for proactive, well informed estate agents like those we work with at the LNHN this presents a great opportunity.

Now’s the time to approach housebuilders and developers in your area who have stock to shift and targets to meet.

By October and November housebuilders want the reassurance of looking at their pipeline and knowing they’ve got robust sales in place to achieve their year end targets.

Given the average time it takes to market and sell a property the window of opportunity starts now.

And, as mentioned, a lot of your rivals won’t even be around during August leaving an open field for you to pitch to housebuilders.

But you need to know how to approach them, to speak their language and what they want out of deals.
