As the last two months of the year come onto the horizon let’s forget the dreaded C-word (Christmas) and think about the P word – Planning.
We all know that finishing the year with strong sales results is crucial, so is ensuring that the following 12 months will be just as positive or even better.
In our experience the most successful agencies are currently working hard on planning or beginning to plan their strategies and tactics for 2017 and beyond.
These plans usually feature things like increasing average fees, improving market share, marketing and PR budgets, staff levels and of course sales and turnover targets and profit forecasts.
However after over 20 years working in the industry, I still find it amazing how many estate agency owners and managers don’t have a business plan they review regularly or make no allowances or plans for new homes income. Especially when there’s never been a better time to do it.
Business Planning questions to consider include:
- How are you going to maximise more of the new homes market share in your area?
- What budget do you have for building contacts and partnerships with the house building community?
- What’s your marketing plan to make sure you stand out to house builders and developers when they have new stock to sell?
- How will you grab the attention of housing associations which often have hundreds of shared ownership properties to be sold?
Why land and new homes?
New homes generate more income opportunities than simply selling a second hand / already lived in home.
It opens up much more lettings business, as a large percentage of new homes are bought by landlords and by being involved during the sale you stand a high chance of securing the lettings instruction.
Other opportunities include second hand sales, if someone has a property to sell locally to fund their purchase of a new build you’re already in a conversation to win that instruction to.
There is also scope for additional services including part exchanges, conveyancing and mortgages. Perhaps best of all, many of the builders and developers and indeed buyers of these properties are more likely to come back to you in the future resulting in repeat business.
